Newton Leys West offers an alternative solution to meeting existing and future development and infrastructure needs of Milton Keynes within North East Aylesbury Vale, through a sustainable extension to the existing Newton Leys settlement. The proposals would deliver:

  • Approximately 1,100 new homes up to 2033, including affordable housing and market housing that meets the needs of local people including smaller homes and homes designed for the elderly;

  • The southern section of a proposed South West Milton Keynes (SWMK) Link Road (known as the Bletchley Southern Bypass) together with financial contributions towards facilitating a full road link between the A4146 and A421, a long-standing aspiration for the area; 

  • A new primary school;

  • A local centre including day-to-day convenience retail uses, community uses and flexible space for uses that could include small scale, independent office suites.

  • Land for a new GP surgery to serve the new development and the wider south west Milton Keynes area, including the existing Newton Leys development;

  • An extensive new green infrastructure network that extends to 34ha (nearly 50% of the site), including a variety of formal and informal leisure opportunities such as children’s play areas; sports provision and the creation of a linear park;

  • Sustainable linkages to the existing Newton Leys development providing excellent permeability and connectivity to existing local amenities and facilities within walking and cycling distance;

  • Good access to existing public transport in the early phases of development with the potential to deliver a new frequent bus service and cycle routes along the proposed SWMK Link Road.    


The illustrative masterplan has been prepared to show how the land use dispositions could be arranged to create a high-quality, landscape-led development that compliments the surrounding site context. 


The development context plan shows the Newton Leys West site proposals in a wider context and includes the potential route of the proposed South West Milton Keynes (SWMK) Link Road, connecting onto the A421 through land reserved within the allocated Salden Chase development.
